What is Estrella?
Estrella is a large master-planned community in Goodyear set against the Sierra Estrella foothills. Its official community materials describe multiple villages and neighborhoods, more than 50 parks, multiple resident clubs, two lakes, 65+ miles of trails and the Golf Club of Estrella. It also includes active new-home neighborhoods alongside a large resale market.
Why does Estrella need its own home-search strategy?
Because the community is large and not every village, lot or home carries the same experience. A resale near established landscaping and amenities can compete very differently from a new build with builder incentives. Lot elevation, mountain views, lake proximity, golf exposure, HOA structure and Community Facilities District or special-assessment obligations can all affect the comparison.
Ask what the home costs after HOA, CFD/special assessments, builder options, lot premium, financing, insurance, solar and expected upkeep are included.
What amenities are part of Estrella?
Official Estrella materials list North and South Lake, Starpointe and Presidio Residents’ Clubs, the Yacht Club, more than 50 parks, extensive hiking and biking trails, sports courts, community retail and the Golf Club of Estrella. Amenity access and fees can vary by neighborhood, so verify what applies to the specific home.
What about CantaMia?
CantaMia is Estrella’s age-qualified 55+ village. It has its own Village Center and amenity structure, and residents also have access to certain broader Estrella amenities. If you are comparing CantaMia with PebbleCreek, we should look at home design, HOA/club costs, amenity access, golf priorities, new versus resale inventory and how you expect to use the community.
What about new construction?
Estrella continues to market active new-home collections from multiple builders. Builder lineups, floor plans, pricing and incentives change, so I do not hard-code “today’s deal” into this site. I’ll compare current builder offers against resale homes and other communities when you are ready.
What should an Estrella buyer verify?
- HOA dues and which amenities they include.
- CFD and any special assessments tied to the parcel.
- New-build lot premium, options and incentive terms.
- Golf, lake, trail or mountain adjacency that could affect enjoyment and resale.
- Solar ownership or lease terms on resale homes.
- School assignment directly with the appropriate district for the specific address.
