What is Palm Valley?
Palm Valley is not one small subdivision. Goodyear’s official HOA mapping identifies multiple Palm Valley associations and phases, including Palm Valley 1, 2 & 3, 5, 8 North, 8 South and Palm Valley North. That makes it better to think of Palm Valley as a broad north-Goodyear search area with property-specific rules.
Why put Palm Valley on a Goodyear search?
It gives buyers an established north-side alternative to the large south-Goodyear master plans. The area includes Palm Valley Park and sits around major shopping and roadway corridors. Depending on the home, you may find mature landscaping, remodeled resale inventory, pools, golf-adjacent properties or homes with simpler amenity structures.
Some Palm Valley properties may be tied to different HOAs or special taxing districts. Goodyear specifically lists a Palm Valley CFD #3, but that does not mean every Palm Valley home is in it. Verify by parcel.
What should a Palm Valley buyer compare?
- HOA phase, dues and governing documents.
- CFD or special-district status for the specific parcel.
- Renovation level versus original systems and finishes.
- Lot orientation, traffic exposure and golf adjacency if applicable.
- Proximity to the north-Goodyear destinations you actually use.
Is Palm Valley the same search as PebbleCreek?
No. They may both sit in north Goodyear, but PebbleCreek is a gated 55+ resort community with a much deeper private amenity structure. Palm Valley is broader, with multiple HOA phases and conventional resale neighborhoods.
